The Pardee at Elmwood Crossing is an urban, mixed-use infill development located on the site of the former Women’s and Children’s Hospital at the corner of Elmwood and Bryant, connecting the eclectic Elmwood Village with the Delaware District. The mixed-use building is the gateway to the larger Elmwood Crossing complex and is perfectly situated for those that want to enjoy all that Downtown Buffalo has to offer. The project is a part of a broader master-planned unit development and is constructed on a half-acre brownfield site that required remediation and substantial site preparation. Wendel worked with the client development team, community stakeholders, and the City of Buffalo to design a project that followed local design guidelines and fit within the surrounding community context.
The Pardee consists of 81,000 square feet over 5 stories and is home to 26 residential units ranging in size from 1,200 to 2,600 square feet. The first floor is dedicated to retail space, the second floor has office space and four apartments, and the third through fifth floors are dedicated to the remaining 22 apartments. As part of the project, an 8,900 square foot basement was excavated which is used as storage space. The apartments are bright and modern with a luxury loft feel, boasting high end finishes including granite countertops, LVT flooring, exposed ceilings, walk-in closets, private balconies, and upgraded appliances.
The City of Buffalo’s resurgence is now well underway. From Canalside to the Medical Corridor, office, residential, retail, and recreational spaces are booming. The Pardee’s office and retail opportunities, its luxury loft style apartments, and the broader scale of the Elmwood Crossing campus are examples of the growing live, work, play atmosphere in the City of Buffalo.
