The Pardee – 451 Elmwood

451 Elmwood is an urban, mixed-use infill development in Buffalo’s eclectic Elmwood Village. The project is a part of a broader master-planned unit development (PUD) and is constructed on a ½ acre brownfield site that required remediation and substantial site preparation. Wendel worked with the client development team, community stakeholders, and the City of Buffalo to design a project that followed local design guidelines and fit within the surrounding community context.

The building consists of 85,000 square feet over 5 stories and is home to 27 residential units. There are 1, 2, and 3 bedroom units ranging in size from 1,000 to 2,700 square feet. Additionally, there is 10,000 square feet of commercial office space and 12,000 square feet of ground-floor retail space. The project budget is $16,500,000, and Wendel provided Architecture, Structural Engineering, Planning and SEQU services. This project is under construction with an anticipated completion date in Fall 2021.
